You never know who will be listing their home for sale soon. Oftentimes, people think about selling for weeks, months, or even years before they list, and sometimes that reason is they are nervous about finding the right buyers or concerned about how long the property may sit on the market. In some instances, you could purchase the property without it going on the market, which is referred to as a pocket listing.

Neighborhoods change all the time, and sometimes you can see the signs that someone is thinking about moving long before the time they move forward with working with a real estate agent. Look for homeowners who are spending time working on their yards or their home exteriors, and don't be afraid to chat for a bit. For sale by owner websites, or FSBO, are made for individuals who want to sell their own homes without paying a real estate agent. However, since homeowners are responsible for marketing and selling their property, many listings go stale, and many of those homeowners are anxious to sell. Look at for sale by owner websites to find a house that may be on the market for sale by an individual homeowner, and don't be afraid to ask for a price reduction. You may be able to find a great house for a price you will love. 

Remember, while you may be eager to get into a new home, choosing the right one is important and could help you to realize a better return in the long run. When you are ready to shop, make sure you have a real estate agent who can help you look for single-family homes, submit offers, and get the paperwork rolling as soon as possible.
